Project: Kingsley Village Retail Park
Client: Consolidated Property Group
Development: Redevelopment and extension of existing retail facilities
This scheme involved the at Kingsley Village to accommodate a Marks and Spencer GM store, TKMaxx, Mountain Warehouse and Boots. Mango secured planning permission for over 100,00 sq ft of new retail floorspace in this key strategic, yet out of town centre location just off the A30 in Cornwall.
Mango secured the outline and reserved matters consents and also successfully negotiated the variation of a condition on the outline permission and a deed of modification to the Section 106 Agreement to allow greater flexibility in unit sizes to meet tenant requirements and ensure the scheme was fully let prior to construction commencing. Mango also advised the client during an attempt by a competitor to seek Judicial Review of the original planning decision which was unsuccessful.
The scheme involved the stopping up of an existing road, plus extensive negotiation with the Council, Statutory bodies and third parties on a range of issues to secure planning permission. Mango also coordinated the discharge of pre-commencement planning conditions and submitted a range of further applications to address alterations to the scheme during detailed design and construction phases.
Work is almost complete with the scheme opening late 2019.
