Development: Mixed use with affordable housing, retail and commercial units
Phase 1 of this project involved Mango securing approval for a mixed-use development comprising 33 affordable dwellings of various types together with 3 new commercial units. The scheme has now been fully built out and all dwellings are occupied. The commercial units are let to tenants including Co-op Food, Greggs and Bella’s Boutique and 34 jobs have been created. The development has successfully regenerated a brownfield site in a sustainable location, creating valuable new homes and a new local centre for the new and existing community.
Mango initially provided pre-application planning advice to our client on the proposal and prepared and submitted the planning application and supporting retail statement. The local authority failed to determine the application within the statutory time period and Mango subsequently submitted a planning appeal for non-determination. A hearing was held and the appeal was successful, with Mango also securing a full award of costs against the local authority. Post-planning work on the project included discharge of planning conditions and an application for approval of a number of non-material amendments to the scheme.
Mango has also secured consent for Phase 2 of the scheme with a further 22 affordable units approved, and construction about to commence.
